Terms & Conditions
These terms govern your use of checkedviewings.com and the Checked. web app, operated by Checked B.V. (Amsterdam, NL). By booking a viewing or signing in you accept these terms.
1. The service
Checked. matches you with a verified local (a “Checker”) who visits a property on your behalf and sends you video, photos, and a written report. We do not act as a real-estate agent, lawyer, or rental intermediary. We do not negotiate or sign leases.
2. Booking, fees and refunds
- Prices are listed on the pricing page in euros (€), VAT-inclusive where applicable.
- Payment is taken at booking time via Stripe.
- Money-back guarantee: if you contact us within 7 days of receiving the report and explain why it didn't help you decide, we refund the full fee minus any actual third-party costs (rare).
- Cancellations more than 12 hours before the viewing are free. Within 12 hours we retain 50%; no-show is non-refundable.
3. The report
The report contains the Checker's honest, good-faith observations. It is not a legal opinion, a structural survey, or a property valuation. Decisions about signing a lease are entirely yours.
4. Conduct
You agree not to misuse the service — no harassment of Checkers, no using reports to deceive third parties, no scraping our content.
5. Checker terms
Checkers are independent contractors. They agree separately to a Checker Code of Conduct covering punctuality, honesty, privacy, and respect for property.
6. Liability
We're liable for direct damages caused by our intent or gross negligence, capped at the fees you paid in the 12 months preceding the claim. Indirect damages (lost rentals, missed deals) are excluded to the extent permitted by Dutch law.
7. Intellectual property
Reports, photos, and videos delivered to you are licensed to you for personal use. We retain the right to use anonymised excerpts for service improvement and case studies unless you opt out via privacy@checkedviewings.com.
8. Governing law
These terms are governed by Dutch law. Disputes go to the courts of Amsterdam.
